All three begin at the grinder and split on the finish. Mechanically polished concrete is refined through diamond grits so the shine lives in the slab and lasts indoors. Grind and seal takes its sheen from a sealer on top, the quicker and cheaper route. Honed concrete keeps a flat, grippy low-sheen that suits Coast paths, driveways and pool surrounds.
Dry, it grips much like tile or timber, whatever the gloss. In wet areas such as entries, alfresco zones and poolside, we either work a non-slip additive into the sealer or use a honed finish made for traction, so the slip rating fits how the space is actually used.
More often than not. Provided the slab is sound, we can polish it, grind and seal it, or coat it in epoxy. The grinding stage clears off old tiles, glue, paint and coatings and trues up the surface beforehand. Where a slab is genuinely past it, we will say so before you commit to anything.
Very low maintenance. With polished concrete the slab is its own wear surface, so it lasts as long as the slab and a damp mop keeps it looking right. A grind and seal floor wipes down the same way, but its sealer is a top layer that gets recoated every few years where traffic is heavy. Neither has grout to scrub.
Outdoors, go honed. Because it is ground back and sealed rather than polished to a shine, it grips underfoot and resists UV, so it shrugs off subtropical sun, sand and wet-season rain where a glossy floor would be slippery. It is also an easy way to carry the indoor concrete look out to the driveway, paths and pool surround.
Garages, sheds and workshops nearly always point to epoxy. The coating shields the slab from oil, fuel and chemicals, cleans up with a hose or mop, and is available clear, in a solid colour, or as a flake blend, with grippy non-slip grades on request. Being a natural material, concrete carries control joints and the occasional fine hairline, which we either make a feature of or fill during prep. The polishing process itself does not cause cracking; the grinding and prep stage is precisely when we read the slab and treat anything that needs it.
