The fast, budget-friendly way to turn a rough or tired slab into a clean, sealed floor that stands up to traffic. We grind and seal homes, garages, warehouses and commercial sites across South East Queensland.
Grind and seal, also known as concrete grinding and sealing, is what many people believe is a type of polished concrete. However it is not truly polished concrete. It is a coating on top of the concrete that makes it look like polished concrete. A grind and seal is exactly what the name says. We grind the top of the slab to show as little or as much stone as you like (nil, minimum or full stone exposure), then work through progressively finer diamonds to take out the scratching and flatten the surface, grout if it is part of the quote, and then it is ready for a coat of clear sealer. How much stone you reveal is purely personal taste, some people want a lot, others only a little.
It is the protective sealer that gives the floor its sheen and its protection, and you can have it in a matte/satin look or a high gloss. Because the gloss comes from the coating rather than the concrete itself, grind and seal is faster to complete and easier on the budget than a fully mechanically polished floor. And it has better chemical, oil and stain resistance than MPC, making it one of the most popular polished concrete options for garages, apartments and businesses across Brisbane, the Gold Coast and the Sunshine Coast.

Every grind and seal floor we lay follows the same four stages. It is a quicker process than full mechanical polishing, but the prep still has to be right, because the sealer can only ever be as good as the surface underneath it.

We diamond-grind the slab flat and open the surface, choosing how much stone to reveal. This removes old coatings, glue and stains and sets the look, from nil, minimum or full stone exposure.
We work through finer diamonds to remove the visible scratching and flatten the surface. For a full stone exposure we grout the floor for a smoother finish; on a minimum / random exposure grouting is an optional extra.
We apply your chosen sealer in even coats, either in a matte/satin finish or a high gloss. You can view the options by clicking here.
The sealer cures to a tough film that repels water, oil and stains. Where grip matters we can add a non-slip additive, so the floor is compliant for commercial use.
Grind and seal vs polished concrete, compared on cost, durability and upkeep.
| Grind & Seal | Mechanically Polished (MPC) | |
|---|---|---|
| Where the shine comes from | A topical sealer coating sitting on the surface | Polished into the concrete itself with diamonds |
| Upfront cost | Lower to complete. The budget-friendly choice | Higher to complete, lower to own over its life |
| Completion time | Faster. Fewer stages, often back in use sooner | Slower. More grinding and polishing stages |
| Durability under traffic | Good. The sealer protects, but the film can scratch and wear in busy areas | Very high. The wear surface is solid concrete |
| Maintenance over time | Damp mop, with the sealer stripped and recoated every few years | Damp mop only. Rarely needs recoating |
| Best suited to | Garages, sheds, warehouses, budget projects and older slabs that are not ideal for full polishing | Homes, showrooms and high-traffic floors where a lifetime finish is worth the spend |

Not every slab needs a full grind and polish. If your grind and seal floor has dulled or worn through, we strip back the old coating and reseal it, usually without regrinding the whole slab. The floor comes back looking new for a fraction of the cost of starting again.
Standalone concrete sealing is its own service, covering new slabs, driveways, warehouse floors and everything in between. All the detail, products and pricing live on our dedicated sealing page.

Why Queensland homes and businesses choose grind and seal for a tough, affordable floor.

Grind and seal uses less labour and fewer materials than a mechanically polished concrete system, so it is one of the most cost-effective ways to get a polished concrete look. The concrete grinding also lifts old or damaged slabs without extensive repairs.
The sealer guards the floor against stains and spills and stands up to everyday wear, while adding moisture protection that extends its life and keeps upkeep low. Most floors just need a regular damp mop.
The sealed, non-porous surface is easy to clean and sanitise. It resists dirt, chemicals and organic growth, for a cleaner, healthier space, which makes it a sound choice for kitchens, clinics and food areas.
Pick a matte, semi-gloss or high gloss finish to suit your space, with consistent pricing across the gloss levels so the look you want stays easy to budget for.
From commercial kitchens and workshops to retail and bathrooms, the sealer can reach the slip ratings residential and commercial spaces need, a cost-effective way to improve safety underfoot.
Concrete grinding and sealing suits concrete in all sorts of conditions. Old, new or a little worse for wear, grinding removes the imperfections and gets the slab ready for a durable, inexpensive finish.
Three choices shape your grind and seal floor: the sealer, the gloss level and how much stone you reveal.

Grind and seal polished concrete comes in two looks: a low-sheen matte or satin, or a high gloss. We help you match the sealer to the room.

OzGrind has spent more than 20 years grinding and sealing concrete floors for homeowners, builders and businesses across Brisbane, the Gold Coast and the Sunshine Coast. Grind and seal, sometimes just called concrete grinding and sealing, is one of our most popular polished concrete finishes because it lifts a rough or tired slab into a clean, sealed floor quickly and for less than a full mechanical polish.
Grind and seal concrete is a two-part finish. First we diamond-grind the slab to flatten it, strip back any old coatings and set how much stone shows through. Then we apply a topical sealer that gives the floor its sheen and protects it from water, oil and stains. Unlike a mechanically polished floor, where the shine is worked into the slab, a grind and seal floor gets its look from the concrete sealer sitting on top. It is still a genuine polished concrete finish, just one that is faster to complete, easier on the budget and more forgiving of an older slab.
The process runs in four stages: grind the slab flat and expose the look you want, repair cracks and joints and clean the surface back, apply the sealer in even coats, then let it cure to a tough film. The sealer can be solvent-based for a deep wet-look gloss or water-based for a lower-sheen satin or matte with less odour. Where slip resistance matters we mix a non-slip additive into the sealer. Good preparation is the part that matters most, because a sealer is only ever as good as the surface underneath it.
The cost of grind and seal depends on the size and condition of your slab, how much grinding and repair it needs, and the sealer you choose. As a rule it works out cheaper per square metre than a fully polished floor, which is a big part of why people choose it for garages, sheds and large commercial areas. Larger, simpler floors cost less per square metre than small or detailed spaces. Grind and seal and mechanically polished concrete both start by grinding the slab, but they finish differently. Grind and seal is the budget-friendly, quick-to-finish option that suits garages, warehouses and older slabs. Mechanical polishing costs more upfront but the wear surface is solid concrete, so it lasts longer with less upkeep. If your slab is better suited to one over the other, we will tell you honestly rather than push a result that will not last.
Grind and seal is one part of what we do. If you are weighing up options, it is worth looking at our polished concrete service, honed concrete for outdoor areas, and our garage and epoxy floors for spaces that need a heavier-duty coating. Having every finish under one roof means the advice you get is about your project, not about selling one product.

Both start by grinding the slab, but they finish differently. Grind and seal gets its gloss from a topical sealer on the surface, while mechanically polished concrete is polished into the slab with diamonds. Grind and seal is cheaper and quicker to complete, while polishing lasts longer and needs less upkeep. Our finish comparison guide has the full breakdown.
The ground slab lasts indefinitely, but the sealer on top is a wearing surface. In a busy area it usually needs stripping and recoating every few years, while a quiet residential floor can go much longer. Resealing is straightforward and far cheaper than a full re-do, so the floor keeps looking sharp for years.
Yes, and it is one of the best uses for grind and seal. Grinding removes old paint, glue and surface stains and a fresh sealer ties the look together, which is why tired garage and shed slabs come up so well. If a slab is badly damaged we will tell you honestly what is realistic before we start.
With the right sealer, grind and seal suits covered outdoor areas like alfresco and patios. For fully exposed surfaces such as driveways and pool surrounds we usually recommend a honed finish instead, which is ground back and sealed to handle weather and give better grip.
Most floors take one to a few days on site depending on the area and how much prep is needed. The sealer needs time to cure, so we give you a clear timeline with your quote, including when you can walk on it and when it is right for heavy traffic or vehicles.
