Here is the part most people do not expect. A mechanically polished floor and a grind and seal floor can look almost identical once they are finished, the same stone exposure, the same sheen, the same clean reflective surface. Stand on a finished floor and it is genuinely hard to pick which system is underneath.

So the finish you choose is rarely about the look. It comes down to how each one is built, because that is what decides how it performs, how long it lasts and what it costs to live with. A mechanical polish is worked into the slab itself, while grind and seal is a coating sitting on top, and that single difference drives everything below.

MPC is a true mechanical polish. We refine the slab through progressively finer diamond tooling and densify it, so the finish comes from the concrete, not a coating sitting on top. It is the gold standard for homes and commercial spaces, and it carries one of the lowest whole-of-life costs you will find in any floor.

Grind and seal grinds the surface to your chosen stone exposure, then protects it with a tough topical sealer that mimics the polished-concrete look. It is faster and cheaper to complete, and the sealer gives it real strengths the polished surface does not have, but that coating is also what needs maintaining over time.

What is the difference between MPC and grind and seal?
Mechanically polished concrete (MPC) is refined entirely with diamond tooling and densifier, so the shine and durability come from the concrete itself, with no coating to wear through. Grind and seal (G&S) grinds the surface then protects it with a topical sealer that sits on top of the slab. MPC lasts longer and will not peel; grind and seal is faster and cheaper to complete and offers strong stain and chemical resistance.
Which one is cheaper?
Grind and seal has the lower upfront price. However, because it needs a complete sand and re-seal roughly every 5 to 10 years, MPC often works out cheaper across the life of the floor, since it carries one of the lowest whole-of-life costs of any floor. Which lasts longer?

Which is better for a garage, shed or outdoor area?
Grind and seal is a popular, budget-friendly choice for garages and sheds thanks to its stain and chemical resistance and anti-slip sealer options. For true outdoor areas we generally recommend honed concrete rather than grind and seal, as topical seals can have moisture issues outside.
Can grind and seal be more slip-resistant than MPC?
Yes. Because slip resistance with grind and seal comes from the sealer, anti-slip additives can push it up to a P5 rating, which is higher than a typical polished MPC surface. For wet or high-traffic areas we will specify the right sealer and additive, or a honed finish, to hit the slip rating you need.
Which should I choose?
If you are staying long-term and want the most durable, lowest-maintenance floor, choose MPC. If you want the polished-concrete look for less upfront, especially in a garage, shed or budget-driven fit-out, grind and seal makes sense.
