If you are specifying for a Green Star or LEED project, the floor is one of the easier wins on the board, and it is the one most people skip past. Everyone goes straight to the energy systems and the glazing. Meanwhile the slab is already down, already structural, and with a polish it can quietly contribute across several of the credit categories at once. Here is how it stacks up, written for the people who actually write the spec.
A quick caveat before the detail: no single product earns a rating on its own. Green Star and LEED score a whole building across a range of categories. What follows is where polished concrete contributes, so you can put it to work in the right sections of your submission.
This is the big one. Every other floor finish is an extra material bought, transported and fitted on top of the structure. Polishing uses the concrete that is already there. Nothing new to manufacture, nothing to ship, next to nothing to landfill at end of life. On a large floor plate that is a meaningful cut in materials and waste, which is exactly what the materials and resources credits are looking for, and a big part of why it is such an eco-friendly flooring choice.
Indoor air quality carries real weight in both schemes. Mechanically polished concrete is finished with water-based densifiers rather than solvent-heavy coatings, so it is low-VOC and doesn't keep off-gassing once the building is occupied. For projects chasing the indoor-environment credits, it is a clean, defensible choice.
A polished floor bounces light around instead of absorbing it, so a space needs less artificial light to hit the same levels. That feeds into lighting energy. On top of that, an exposed concrete slab is thermal mass. It holds and releases temperature slowly, which can take some load off heating and cooling when the building is designed to use it. Both of those tie into the energy side of a rating.
Sustainability isn't only about day one. A floor you replace every eight to ten years carries the embodied carbon of every replacement. A polished slab that lasts the life of the building, with no recoating, avoids all of that.
